Every where I go people ask me: “how is the market?” I answer: “It’s doing well.”  The news outlets seem to be focused on how sales were compared to last year; and blast the headlines: SALES DOWN OVER LAST YEAR.  On the surface that seems depressing. Truthfully, most variances over last year are only 1% or so of the sales price,  about $3,000 on the average San Diego home.  They vary by month and by area in San Diego. ACTUALLY, SALES ARE UP. If you have equity in your home, your AVERAGE SALES PRICE IS RISING. At my open houses, buyers tell me they are looking for non-foreclosure/short sale properties. They are tired of the waiting and not knowing if the banks are going to close. So the demand for non-bank approval sales in gradually raising the prices for everybody. SO GO CHECK OUT YOUR ZIP CODE.
